Thanks to the city of College Station and its close proximity to Texas A&M University! Today, several areas close to the University have been targeted and zoned for development and redevelopment, including Northgate, sections of Eastgate, and areas along Wellborn Road/FM 2154. Northgate is commonly referred to as College Station’s “original downtown.”
Others refer to the district as simply a mixed-use district located directly next to Texas A&M real estate. No matter what you call it, Northgate is a vibrant and exciting part of College Station, as it preserves the city’s history, while reshaping its future through several Texas A&M real estate development and redevelopment projects. The district is also known for its live music scene and unique mix of restaurants and bars.

Northgate Expansions
More than $30 million has been invested in the private sector development areas of Northgate, representing a significant portion of Texas A&M real estate. More than $15 million has been used for public sector improvements in Northgate, which include a large public parking facility.
The Tradition at Northgate Dormitory is a highlight of Texas A&M real estate, and is a significant redevelopment project in the Northgate area. The dormitory has been designed to house nearly 800 students, and originally opened in August of 2001. Complete with an on-site pool and fitness center, an on site café, and surround-sound movie theater, the $25 million Tradition Dormitory signifies the largest investment to ever take place in the Northgate area.
The City of College Station took part in the development through the upgrade of sidewalks and other public improvements around the development. Residents can also contract with the city for parking in the public parking garage that resides near the dormitory.
Cross Street Warehouse Lofts
Another major $4 million Texas A&M real estate redevelopment project in Northgate is the Cross Street Warehouse Loft project. The Cross Street Warehouse Lofts encompass 60,000 square feet and include space for about 100 tenants. There is also 2,500 square feet of retail space on the bottom floor. This redevelopment constitutes as one of the few “mixed-use” Texas A&M real estate projects in all of College Station.
The lofts are located on less than one acre at the intersection of College Main and Cross Street in Northgate. The project is increasing the success of Texas A&M real estate, as well as the residential density of Northgate. More and more people are now in close proximity to the district’s businesses and the University. The project is viewed as being a step forward in the implementation of the overall Northgate Redevelopment Plan.
College Station’s Economic & Community Development Department assisted with the site location for the lofts, and provided a grant to assist with the overall costs of redevelopment, which included new sidewalks, trees, utility infrastructure, and new curb and gutter.
Texas Avenue Crossing
Texas Avenue Crossing is the name of the former Redmond Terrace shopping center, located at the intersection of Texas Avenue and George Bush Drive. Recently, Texas Avenue Crossing has undergone a $6 million redevelopment, further enhancing the value of Texas A&M real estate. The Texas A&M real estate project includes nearly 87,000 square feet of retail space, in addition to rooftop parking.
The primary tenants of the Crossing include Bed Bath & Beyond, World Market, Pier 1 Imports, and other high-end retailers. There are also dining establishments which include Double Dave Pizza, Cold Stone Creamery, and Jason’s Deli to name a few.
