Selling? How important are TREES ?

It has always surprised me when people purchase new homes and don’t plant trees right away, especially in rural areas. Realtors refer to those properties as ‘Bald Prairie’. Trees are important to about 75% of all my buyers. Most retirees don’t have the luxury of being able to wait 20 years to get shade so when they’re hunting for a home, they eliminate those properties right away.

Curb appeal is monumental when you put your house on the market. Many buyers don’t even want to look at properties that are treeless. Think about planting slow growers that don’t require a lot of maintenance. A Live Oak Tree stays green all year round in Central Texas and they don’t drop a lot of leaves that you have to rake up like the Post Oak. Give them plenty of space though. They can take up a large chunk of your yard at maturity and you don’t want them running into the house or impeding the driveway. So spacing is important.

When considering a move, a lot of ills can be covered up by just spraying round up on the weeds in the garden beds and putting a few inches of bark mulch down. Bark mulch looks a whole lot better than nothing. Just make sure that you don’t allow the bark mulch to be piled up over top of the weep holes or it becomes termite conducive. Most housing inspectors like to see a few inches of slab showing all the way around. If you have a little space in your front flower bed, consider double knock out roses. They’re hardy, even in the hottest Texas weather. Even if you have to move away prior to closing on your home, the knock-outs will tend to themselves and keep blooming giving lovely color adding to your curb appeal.  Always make your home look like you care. That’s half the battle when you’re selling.
