As a local Bryan/College Station real estate professional that has helped countless sellers over the past 25+ years, I get a lot of different questions regarding the sale of your College Station properties. While no two transactions are ever the same, there are a few common questions that College Station sellers seem to always have. Let’s take a look at a few questions in more detail:

 

The first question most sellers ask about College Station houses for sale is: How do I prepare my house for sale? First and foremost, you want your house in the best condition possible, especially in a market with few buyers and lots of homes for sale. College Station properties for sale that are in the best condition get more attention in the marketplace and can fetch higher prices than competitor homes of lesser condition. This means taking on any major repairs you’ve been putting off. You’ll also want to work on your home’s curb appeal including the landscaping, decks and walkways, and exterior surfaces. Other quick fixes that don’t cost a lot of money but can help you get top dollar for your home are cleaning the windows, organizing closets, decluttering common spaced and entry ways, and eliminating sources of smells such as kitty litter boxes.

When it comes to selling College Station properties, the next question I often get is: What are some tips on negotiation? Simply put, when selling your home you need to be realistic about your expectations. Before the first offer is every submitted, it is imperative to sit down with your Realtor to discuss your financial situation and to carefully assess what you need and want to receive for your home. If you are in a short sale situation, this conversation will depend heavily on what your bank approves. Determining your starting price should be contingent on this conversation as well as current homes for sale and recent sales within your market. To get an idea of what other homes are selling for, you can start by browsing the College Station MLS. Your Realtor can also provide you with a CMA (Comparative Market Analysis), which will compare recently sold properties to your home.

 

The other common question I receive from sellers of College Station properties is: What are some of the standard contingencies? While there can be more, most standard offers include two types of contingencies: a financing contingency, which makes the sale conditional on the buyers’ ability to obtain a loan commitment from a lender, and an inspection contingency, which allows buyers to have professionals inspect the property to their satisfaction. It is important to remember that there is much more to an offer than just the purchase price. David is a finance professor, and Associate Head over graduate studies in the Agricultural Economics Department at Texas A&M University, and speaks fluent Spanish.
