Current Real Estate Trends in Bryan TX

Bryan and College Station are two thriving and charming cities located in Brazos County, Texas. While they both offer plenty of local attractions and amenities in their own right, it is safe to say that the two cities are most commonly known as being home to Texas A&M University, one of the largest institutions of higher learning in the United States.

Although the two cities could technically be classified as a “college town,” there is so much more to both Bryan and College Station. From upscale student apartments and condos, to traditional single family homes and luxurious estates, Bryan has something to offer for everyone, no matter what you are looking for. If you are considering a move to Bryan, or even if you are just in the market for a new home in Bryan, then one of the first things that you will want to do is take a look at the current real estate trends in Bryan TX.

The current MLS Monthly Housing Trends in the Brazos Valley are outlined below:

  1. Units Sold. The number of units sold month to month decreased in April 2015, an usual move for the spring based on historical trends in the area. What does this mean for you, as a buyer? It could mean that now is the perfect time to buy. With fewer units being sold, particularly if the trend sticks around for any length of time, sellers are often more flexible and willing to accept reasonable offers.
  2. Average number of days on the market. Looking at the month to month trend of the average number of days on the market, the number increased in April 2015, by more than a full week. While this may not seem like a huge increase, again, the trend is reversed from what we typically see this time of year, based on data from 2013 and 2014. The fact that homes are spending longer on the market, coupled with the fact that fewer homes are being sold, is a good indication that now may be the perfect time for you to buy.
  3. New listings taken. Even though there are fewer units being sold — and the houses that are being sold have been sitting on the market for longer than usual — there are more new listings, month to month. What does this mean to you, as a buyer? You have more options to choose from, and sellers will be more willing to negotiate to get their home sold. Are you sensing a trend here? Now may just be the perfect time for you to buy!
  4. Monthly average sales. While all other indicators seem to suggest that the real estate market is a bit sluggish this month, the average monthly sales in Brazos County are up — not only month over month, but year over year. And again, what does this mean to you, as a potential buyer? First and foremost, it means that you will need to be strategic about your offer and negotiating. You should always work with an experienced real estate professional who can give you practical and expert guidance in this area.

David is a finance professor, and Associate Head over graduate studies in the Agricultural Economics Department at Texas A&M University, and speaks fluent Spanish. They have lived in College Station since 1983 and loved every minute of it. Myke loves to quilt, sing, swim, ‘sing’, bake bread, ‘sing,’ garden, ‘sing’, sell real estate, and ‘sing some more’ :-).
